Neighborhood Commercial (CN) Zone

Purpose: The CN Zone is intended for the development of retail and personal service establishments to serve the convenience-shopping needs of residents typically in locations close to their place of residence. Establishment of certain uses may require Site Plan Review.

Development Standards: All uses in the CN Zone are subject to development standards contained in the Lindsay Zoning Ordinance. Below is a summary of some of these standards. Note that the Zoning Ordinance may contain more details regarding these standards and should be consulted prior to pursuing a project in this zone.

Setbacks:

Front Yard: 15 ft. if outside the Central Business District
Side Yard: 0 ft.
10 ft. if site abuts a R, PO, or RCO Zone
Rear Yard: 0 ft.
10 ft. if site abuts a R, PO, or RCO Zone
Between Buildings: 10 ft.

Height:

Maximum Height: 50 ft.
Chimneys, vents, antennas, spires, and other structures not intended to increase floor area of the structure may project above the height limit.

Parking:

The Zoning Ordinance requires every new use to provide a certain number of parking spaces in a properly designed and constructed parking lot. Certain uses must also provide freight loading docks.
