Service Commercial (CS) Zone

Purpose: The CS Zone is intended for establishments engaged in servicing equipment materials and products, typically in locations on arterial or collector streets, in close proximity to other commercial areas. Establishment of certain uses may require Site Plan Review.

Development Standards: All uses in the CS Zone are subject to development standards contained in the Lindsay Zoning Ordinance. Below is a summary of some of these standards. Note that the Zoning Ordinance may contain more details regarding these standards and should be consulted prior to pursuing a project in this zone.

Setbacks:

Front Yard: 0 ft.
10 ft. if site abuts a R, PO, or RCO Zone
Side Yard: 0 ft.
10 ft. if site abuts a R, PO, or RCO Zone
Rear Yard: 0 ft.
10 ft. if site abuts a R, PO, or RCO Zone
Between Buildings: 10 ft.

Height:

Maximum Height: 75 ft.
Chimneys, vents, antennas, spires, and other structures not intended to increase floor area of the structure may project above the height limit.

Parking:

The Zoning Ordinance requires every new use to provide a certain number of parking spaces in a properly designed and constructed parking lot. Certain uses must also provide freight loading docks.

Signs:

The Zoning Ordinance contains regulations for all signs in the CS Zone. These regulations are designed to allow business to adequately identify themselves while preventing the blight and clutter of unregulated signs.

1 Wall mounted sign on two of the building faces according to the standards outlined below:

Landscaping & Screening:

Landscaping is required for all commercial developments where yards are required.Landscaping is also required for Parking Lots. Businesses are encouraged to go beyond the minimum landscaping requirements to promote an attractive commercial environment in Lindsay.

Important landscaping and screening requirements include the following:

  • Where a site adjoins a parcel located in a R, RCO, or PO zone, a 7 ft. tall solid fence or wall shall be constructed on the common property line.
  • Open storage of materials shall be screened from view by a 7 ft.tall solid wall.
  • Street trees may be required for certain projects.
