Light Industrial (IL) ZonePurpose: The IH Zone is intended for the development of businesses conducting heavy industrial and manufacturing activities, in appropriate locations. Establishment of certain uses may require Site Plan Review. Development Standards: All uses in the IH Zone are subject to development standards contained in the Lindsay Zoning Ordinance. Below is a summary of some of these standards. Note that the Zoning Ordinance may contain more details regarding these standards and should be consulted prior to pursuing a project in this zone. Parking:The Zoning Ordinance requires every new use to provide a certain number of parking spaces in a properly designed and constructed parking lot. Certain uses must also provide freight loading docks. The Parking Standards

within the City. The following
are some standards specific to the CN Zone:
* Excluding Medical and Public
Administration Signs: The Zoning Ordinance contains regulations
for all signs in the CS Zone. These regulations are
designed to allow business to adequately
identify themselves while preventing the blight and clutter
of unregulated signs.
* Are not allowed within 200 ft. of another outdoor advertising sign on the same side of the street. Other regulations apply to signs. See section about Signs. Landscaping & Screening:Landscaping is required for all commercial developments where yards are required. Landscaping is also required for Parking Lots. Businesses are encouraged to go beyond the minimum landscaping requirements to promote an attractive commercial environment in Lindsay. Other Standards:
All unlandscaped, unpaved portions of a site must be maintained in good condition, free from weeds, dust, trash and debris. No use shall be permitted which is found to be injurious to persons by reason of odor, fumes, dust, smoke, cinders, dirt, refuse, noise, vibrations, illumination, glare, heavy truck traffic, involving fire hazard, explosion, radioactivity, or electrical disturbances which affect electronic equipment outside of the site. All solid or liquid wastes discharged into the Lindsay Sewer System shall comply with regulations of the Central Valley Regional Water Quality Control Board. No use shall emit matter or pollutants not permitted by the San Joaquin Valley Unified Air Pollution Control District. No use shall use coal as a fuel in any form.
